Guys! I just got this question from a buyer. Yes or No? If you think the answer is yes, then you might have eliminated an area of good opportunity to invest! This is a very common MISTAKE! Resale ECs are like private properties. No need to fulfil 5 years Minimum Occupation Period (MOP) So if you are thinking of flipping properties fast, resale ECs could be an option. So don’t make the same mistake and knowledge is power 💪🏼

It's a stormy conclusion to the new launch mega blockbuster weekend! As of Sat evening, Chuan Park has sold 78% Nava Grove has sold 64% Emerald of Katong has sold 98% ❗️ Of course there were dramas and juicy stories during the VIP sales and launch day itself, like how many times the price increased... or how many units the VIPs themselves swept away .. But overall, great results for the developers. And big congratulations to buyers who managed to secure a unit. As with all purchases, one must be sharp eyed for opportunity and also know when to back off when prices aren't so rosy. 1 Important lesson is never to FOMO, back out when you have to, because profitability depends on entry price gap. Only time will tell if these purchases will be profitable in the next 3-5 years. Looking ahead to 2025, there will be many launches, starting with the long awaited THE ORIE at Lorong 1 Toa Payoh, confirmed to launch on 3 Jan 2025. I'm sure it be another highly received blockbuster!

Turns out, many people still buy even though the price is astronomical! For instance, at 11pm, a 2b2b 700 sqft unit was sold for $1.9mil! 🙈

If you guys recall, 1 of the 7 Homevestor Criteria that I think is superrrr important: Price Gap When you look at Emerald of Katong.. 1. The launch price is almost identical to launch price of Tembusu Grand 1.5yrs ago. Means you buying brand at last time's price. 2. One nearby comparable resale is Parc Esta. Take 2 bed for example, transacted for 1.6mil. Not only is EOK priced similar, it is gonna be 6 years newer, has Katong branding and vibe, plus 1km to 2 good schools. Ask yourself, old car and new car both same price, which one you buy? 3. In addition, Katong area has many older projects (mostly FH) where units are large and expensive. This creates an interesting situation where the new eg EOK is cheaper than surrounding resale. In future, EOK sellers can tap on an expanded pool of buyers, and more demand from buyers is always a good thing :)
